Unhappy Thread

Ordered some cigars from Pennsylvania Wednesday the 28th, got shipping notification (USPS) that they would arrive the 30th. Yeah, right. So I was out of town, and sure enough they arrived. Cigars were safe, I was headed home by the time the mail arrived so no biggie.

Mine are from Pennsylvania also. Maybe it’s a Pennsylvania thing?

John Holmes and I were supposed to meet for brunch'ish today, but the poke (poe-kay) my daughter loved at Aulani last night apparently isn't loving her back, and she spent the morning horking it all back up. Doc says the obvious of minor food poisoning, and to take in fluids and rest. Hopefully John and I can make it work next time he is in town.

Yeah! Yeah! Yeah! I've heard that before! 😉

Hope she feels better Nick....

She is today. She ended up going to her sister's house to stay over and watch her dogs later that night... and horking all over the sofa. She came home and slept some and then attempted to go to work, which ended in her horking all over a bathroom stall. She's rested and hydrated, now, and seems to be doing much better. Thanks for the thought!

This falls into the "well that sucks" category.
Was horsing around with the new pup yesterday morning. She got completely out of control, so I of course kept egging it on and started acting like we were wrestling. At one point she starts jumping and body slamming me. It was great and then pow!
She shoots straight up and pops me in the mouth with her mouth. Our teeth clicked, and mine lost.
Now I'm a snaggle tooth until I can get it fixed.

I know how you're feeling. I lost a fight with a plum pit recently.

So the guys from the vherf already know my love for my HOA. This has me totally stressed out. I'm in an attached villa and insurance has gone bat shit crazy the last couple of years. If the special one time assessment ($3220.00) and new HOA assessment ($554.00 a f..king month) happens, I will lose tens of thousands when I try to sell. I believe it will be amended, but either way, I absolutely have to sell by spring.

2025 MONTHLY ASSESSMENTS AND SPECIAL ASSESSMENT

The following details failed to be included in the 2024 Annual Meeting packet emailed on 10/05/2024 and hand delivered. This will be included in the discussion at the Meeting on October 21, 2024.
If the HOA maintains a Master Insurance Policy and Building Maintenance, there must be both a Special Assessment AND an increase in the monthly assessment to continue to pay for these items…….
    • $3,220.00 2025 Special Assessment
    • $554.00/month HOA Assessment beginning January 1, 2025
If the Homeowners choose to amend the DCCRs to remove the HOA Master Insurance Policy AND the Building Maintenance as outlined in the Annual Meeting Packet, there will be no Special Assessment AND the monthly assessment may be decreased…….
    • $0.00 Special Assessment
    • $240.00/month HOA Assessment beginning January 1, 2025
Again, please write down and bring all questions to the meeting as neither the Board nor the community manager will engage in discussion until the October 21, 2024 meeting.

I can’t stand HOA, thankfully we live where there isn’t one. But it wasn’t always that way…our budget for Xmas lights was crazy.

Do you think all your neighbors will sign up for this special assessment and monthly fees?

I've never been in an HOA, always avoided buying a house in an HOA. So this Master Insurance Policy covers the exterior and you cover the interior? I've read your stories about the hoops you've had to jump through, regarding your HOA.

Who is benefiting from this new Special Assessment? What's the benefit of a Master Insurance Policy? Is it to ensure the upkeep of the units, neighborhood?

Correct. At this point, it seems the insurance company is benefitting. I'm not the most knowledgeable about it all but I believe the Master is set up by the builder to get the HOA ball rolling and for the upkeep. At first it sounds like a good way to go if your HOA is competent and responsible over time, but In hindsight, buying into a property with this kind of policy would be unwise.

HOA's are notorious (in my experience) for putting people who are terrible managers/leaders in a position of power, who can't earn, or get such a thing in any other walk of life.

So, I'm in the front of the house minding my own business and my wife is calling out to me from the shower....
She's hearing the toilet gurgling.
I flush it to see what's up. It damn near overflows.
I go to the other half of the house and flush that toilet. Same thing.

That means the EZ Fiber or ATT Fiber sub has probably broke our sewer like they did my neighbor's.

Plumber ran a 100' sewer machine about 80' down the line to clear the clog. He got tangled up and it wrecked the end of his cable with the cutter, he thinks it could have tore up the conduit the fiber guys have been pulling which feels oddly satisfying.

They will be back tomorrow with the camera to document the issue and hopefully we can make the sub pay for any repairs.
