For those of you that read my HOA story, the vote was overwhelmingly in favor of getting our own insurance and paying 240 a month HOA vs. 545 a month plus a one time 3200 assessment. Though I'm not ecstatic about the 240, it is much better than the 545.

Nicely done! Once the head gets stripped you either grab it with vise-grips or use an easy-out if you can get a good angle to approach the offender.

Whew!! Package sat in customs over a week before it finally updated today. Thought for sure I was getting another letter in the mail.
