Adventures In Home Inspection (Some May Be NSFW)

Wow they are really sitting around in your market. People list houses here Friday am and get a hotel. The buyers then have free reign to see the house with their realtor's anytime until Saturday night. Bids are due Saturday by 10pm. Sunday am the sellers come back home and go over all the bids with their realtor and call the top 3 and offer them to increase their position based on what the offers are and they take the best cash offer. Normally at least 15% over asking. If your house sells for what you list it for, you live in a 10 sq ft dumpster. 6 houses in my neighborhood have done exactly this over the last 90 days. I can't imagine what is going to happen to my property taxes in 6 months....
I met a realtor while on vacation last fall. She was from Seattle. People there have routinely offered 100% OVER asking price. I later listened to an NPR segment that said the same.

Inspected this really cool old historic home in Downtown Fredericksburg last week. It was originally built in 1789, but has had an addition at some point early on. Lots of stuff in it. Over 9,000 finished square feet, so I’m glad I made that the only inspection I did that day. I spent so much time checking out the contents more than I did the home. My client was the owner. Here’s a few pictures I snapped.

There were tons of Civil War bullets in that home. Just boxes and jars of them everywhere.

The attic and roof structure was cool and expansive. You could see the original 1789 cedar shake roof that was covered with the addition roof.

That sucks! Anyone can have HS in the state of Texas. Every state is different I’m sure, but in Texas it puts a cap on what they can raise your taxes yearly. I believe it is a max of 10% in Texas, regardless of housing market prices.
In Connecticut they do real estate assessments every 10 years. Although some Mayors push them off so taxes don't go up. Waterbury put them off twice so you were paying on a 30 year old value. Well (predictably) they got into financial trouble and the State took over and forced a reassessment. Wow, hear the screaming when people got property taxes based on current values! All of a sudden it was not fair.

Well, then you would love, love, love it here Chad. Fredericksburg, VA, and Chancellorsville where I live is rich with Civil War history. This house I inspected last year still has a Cannonball lodged in the plaster fired by the Confederate Troops at the Union Army December 1862.

Solid shot. When I was a kid, every once in a while you’d hear about someone finding live parrot or grape shot shells. You would think that all that moisture would have killed them, but quite the opposite from the way it was explained to me. Less stable over the years. They would have to bring in the ordinance guys. You don’t hear about it that much these days, but apparently one in five that were shot through artillery guns didn’t detonate.
 
Just think how many of those things are in attics, crawl spaces, cluttered areas that you never see!
