Adventures In Home Inspection (Some May Be NSFW)

Every time I look at the photo, I see something else. Why is there a picture of the pentagon on the wall? What is the thing on the floor to the left of the nightstand?

And what is contained on the hidden shelf on the right!! :o

The Pentagon picture was something honoring something like 43 years of service to who I guess was her mother. Had a picture of when she was really young, and then old. The urn on the shelf on the right had the same woman’s name on it.
 
John, I think this picture has produced more commentary than any other "home inspection" pic you've posted.:)
 
Damn...filthy bongs are a signs of a poor quality stoner.

I realize this is not the place to get legal or financial advice but there is a lot of experience around here. I had my house inspected/appraised (I could be using the words wrongl;y) twice within 6 weeks last year. (Once for a Divorce, once for a refi) The estimates were significantly different. Both asked me the reason for the inspection/appraisal. The Divirce was low, the refi was high. I understand that. What got me was both called my house an "Attractive oddity". It is a 1200 sq ft Ranch on 3 acres. It has 3 bedrooms and 1 bath, built in the late 50's early 60's. (There are two dates at Town hall.). Both people said since there is 3 acre zoning in my town if I sold I would be basically selling the land and some developer would tear it down to build a McMansion. I spoke to one Real Estate Agent who said if I sold it as a house, I would not make too much on the sale. Have any of the Hive Mind heard this ?

That makes sense to me. Lots of cities have area's that people are buying lots with homes on them, tearing the house down and building a huge house on the property. At that point you have the people by the nuts because they want to live where your property is and are willing to pay up for it.

On the flip side, if the people want to live in your house, there is no attachment to it so if you ask to much they'll just look for another house.

Appraisers can be flat-out clueless!

I sold a beautiful secluded home (FSBO) on 3 acres in 1989, it had 2 acres of land-locked woods and one acre of manicured lawn. The first appraiser valued my home at $50k lower than many of the comps he provided, which were on 1/2 acre lots.

When I asked him why, he said "because a lot of people don't want to have to mow an acre of grass".

The lawyer I used made sure he didn't get paid!

I should say the inspector/appraisers asked the purpose of the visit. The one for the bank for the refi asked how much I was going to borrow. He said "No problem, we can get you that much". For the Divorce, he was recommended by the lawyer and said, "we'll keep the equity low".. Not to Hijack the thread, but when I had my mothers Estate appraised for probate thewyer had a "friendly" appraiser.
