MU MIKE was kind enough to invite me into his smoking room last weekend. It was well done and without any problems regarding seepage into other rooms in the house. He might be a good resource for your endeavor, which looks quite nice by the way. :D
 
I was looking at a 140 CFM/2.0 Sones @ Lowe's for above my office desk. That 308/2.9 looks much better but I bet it would cost. I probably won't ever do it though.

In the reading I am doing about this I read that this could also help to ventilate radon from my basement :thumbs: Don't tell old lady, I told her radon was the earths natural method for cleansing basements.
 
In talking to a heating and A/C guy he tells me 500CFM is way too much air to try to push out of the house without a direct inlet of outside air to make it up. He says it will draw air backwards through the furnace and water heater vents as well as the fireplace.

Any input?

It is possible, it depends on how well your house is sealed up. Newer homes would be at a greater risk because they tend to seal them up pretty good. My house is older with a ton of cracks and crevices that allow for the air movement into the house, so I don't worry too much. Just in case, I did add a carbon monoxide detector to my room when I finished it.

Sucks air out and replaces it. You can also get these with ERV. Which means that you lose no heat and the air coming back in will be the same temp as the air going out.

OR, you could just put in a fresh air damper on the other side of the room from where the exhaust fan it, but with this it will come in at what ever temp is outside.
